I don't know where to download it. I'd start on MSDN or TechNet download sites, get it's SHA1 hash from there, then Google search for the hash. Daz's Loader doesn't work with Windows 8/Server 2012-based products. Look at the first sticky in the Windows 8 forum for Heldigard's "KMS Nano" solutions.

Ofcourse you need delta to make Retail version from Trial Version is whatever key is inputed during install (same disk) Then use whatever you want to activate (ie Daz loader)
Datacenter is the the most complete edition, so that's what people will want even if they won't use the VM feature. The loader might work on your system or it might not. The link in my signature explains the limitations.
I'm confused… Probably because it's little hard to translate for me! xD With that .iso I can or I can't install the Datacenter version? Also I have some difficulties with the DELTA conversion; the link posted with the .iso's details not by any explanation…
Indeed. To activate your Windows 2012 DataCenter, either input your legally obtained retail or MAK key, or attach it to your KMS which was activated with your legally obtained 2012 DC KMS key. Otherwise, who cares. You can do the exact same things with standard as with datacenter, as they are exactly the same except for the text in the system properties box and licensing dialogs.
That's the part I wasn't aware of. I only test Server 2012 in virtual machines at the moment and was under the impression that it's locked down like terminal server.

Make sure the delta file is named .xdelta if you are using my "How to" just rename with the .xdelta if it is not not .. use the xdelta UI in the How to
The link in the "How to" is broken, for this reason I tried by many xdeltaUI tools. Also I tried to rename but not working in any case.
